The National Academy of Financial Literacy (NAFL) is pleased to announce ourselves as the first Licensed Business College in the United States to be accepted into The National Society of Leadership and Success Program. What is significant about this new relationship is that prior to our approval, this program was only available to Universities and State Colleges, where the program has been instrumental in leading thousands of students across the country into a successful future.
Beaverton, Oregon February 15, 2010 - This program, previously available exclusively to the traditional higher learning community, is now being introduced into the business community to help our country rebound from so many financial failures, at a grass roots level. The program includes Monthly Broadcasts bringing Nationally renowned speakers to the Student and Business Community on a monthly basis. Other benefits include Success Networking, scholarships, help with Resume Writing, Personal References to Employers, Leadership Education, and Leadership Certification along with other opportunities for personal growth and success.
NAFL President, Linda Moore MacCoy stated "We are very pleased and deeply honored to be the first Business College accepted in this program. In a time of high unemployment and uncertainty, we feel this organization will bring assistance to our students who utilize our program for business and job skills growth. Our students will certainly benefit from participating in this program when there is such competition for employment. Today's employers can demand higher performance than ever before.
Corinne Grumbt, NAFL V.P. of Marketing and Technology is quoted as saying "Being included into the society is a great honor for us as a Professional College and a wonderful opportunity for our students! I joined the Society while attending school in College and found the program not only helpful in networking with other students but kept me on track with my personal and professional goals. It is a fantastic program, worth every dime in membership dues, and a great honor to be part of such a successful program."

Mortgage market today is an increasingly, complex industry. Those who want to survive and thrive need to evolve with the industry and use the right tools. As a mortgage professional, you know success is all about filling your pipelines, becoming more efficient and getting maximizing results every time. The success of your business depends on the efficiency of your operation as a whole. You need to be able to move quickly without making mistakes, missing deadlines, or letting customers slip through the cracks.
Think about your work process from initial loan application through final docs signing and post-close. Wouldn’t it be great if you could:
- always know the status of every loan in your pipeline?
- never lose another rate lock?
- never miss an opportunity to leverage the right time to connect with a borrower with info or prospective customer?
Now think about your marketing and sales efforts. How effective are you at “building customers for life?” Perhaps you are very effective at marketing and sales; how about everybody else on your team? Are all of you effective in this area? How valuable would it be if you could:
- develop disciplined, streamlined work flows?
- effectively coordinate all members of your team?
- automate repetitive, manual tasks?
You can do all of this and much more with a software bundle called PushMX Sales and PushMX Production. PushMX Sales will create native Point files; and both products allow you to import client records from your native Point files; so, no need to double, triple, quadruple-enter client information. Both products also facilitate real-time communications via both the web portal, and through auto-generated e-mails.
- Focused on efficiency
- Automated workflows keep your team and your customers on track, and within the new compliance guidelines
- Creates a visual pipeline – color coded alerts will help your team members and your clients know where their loan stands at any given time.
- Structures and automates the workflow of processing loans
- Reporting is a snap – team members can take a snap shot of their pipeline at any time, or the system can generate it automatically and deliver it to your staff’s e-mail box before meetings
- Facilitates transparent collaboration between all members of your team
- Focused on opportunity with an industry specific tool
- Applies data mining, structured workflows and automation to your marketing and sales campaigns.
- Helps you “win customers for life” by providing the right tools to transform the way you do business throughout the customer life cycle.
- Keeps you constantly communicating with your customers via automatically-generated e-mails. Whether it’s the client’s birthday, anniversary, the purchase of their home, or time to refinance … PushMX Sales keeps the conversation going with your clients.
- Tracks all communications you have had with a client, so you stay current with their circumstances.
Push your pipeline process to the next level; maximize the efficiency, coordination, and communication of your team; do it well and do it all with PushMX.
Historically, in Oregon, a lender could not claim a deficiency judgment on a foreclosure of a primary residence, whether the foreclosure was done judicially or non-judicially. However, a homeowner with both a first and second Trust Deed could end up with a judgment against him or her following foreclosure of the first Trust Deed. A foreclosure of the First Trust Deed would wipe out the lien of the second Trust Deed but would not wipe out the debt of the second Trust Deed. Consequently, assuming that Chase had a first Trust Deed and Bank of America had a second Trust Deed, a foreclosure by Chase would destroy Bank of America's security interest but not the debt, and Bank of America would typically proceed to collect the balance on the Note which had formerly been secured by the second Deed of Trust.
In 2008, the Oregon legislature passed a bill which had the effect of satisfying the debt on the second Trust Deed if the first Trust Deed were foreclosed and both loans were made on the same day by the same bank and were owned by the same bank at the time of foreclosure. The obvious loop hole for the bank would be to sell off the debt secured by the second Trust Deed and the related security agreement prior to foreclosing on the first. In the special session held in 2009, the Oregon legislature passed House Bill 3004 which prevents the foreclosing lender from asserting a deficiency or collecting from the borrower for either loan if both loans were made on the same day by the same bank. Under the new law, it doesn't matter who owns the loans on the date of the foreclosure. The lender's remedy is limited to the proceeds of the foreclosure sale or recovery of the property. This is true whether the loans were for the original purchase of the property or for a re-finance.
A party who borrows on a first Trust Deed from a particular bank on a given date and later obtains a HELOC from that bank will not be protected on both loans merely because one is foreclosed. That is because the loans were not taken out on the same date. However, a HELOC secured by a Trust Deed which is recorded on the same day as the first Trust Deed is recorded will have the same protection as a typical 80-20 from the same bank on the same day.
The new House Bill is retroactive. That is, it doesn't matter when the loans were made as long as they are foreclosed after the effective date of the new law which occurred in March of this year. The jury is still out on whether some lender will challenge the retroactive effect of the law.
Please note that the new law does not address the potentially negative tax consequences of having one's residence foreclosed and the debt forgiven. However, limited relief is afforded under the Mortgage Forgiveness Debt Relief Act of 2007.
